LICC seeks new HQ

For the past 25 years, LICC has operated from its West End base at St Peter’s, Vere Street.   But the time has now come for us to move. We have been talking informally for a little while with our landlords, All Souls, Langham Place, about their plans to develop the site for localised ministry.  Now, since they are ready to move ahead, we are actively looking for a new central London HQ. 

In many respects the timing could not be better – we have recently grown our faculty team in response to increased demand for our ‘whole life’ thinking and resources, and the office spaces here are too small and scattered for the kind of working style we now need. That said, time feels short. We have been given official notice and while we're in discussions to find a mutually acceptable date, it would be helpful to All Souls if we could vacate within 9 months.
 
So, we are writing to ask for your help.

While we feel it is wise to engage in a commercial search, we sense that a new site may well open up to us through network and relationship. And that is the path we would ask for your help in pursuing as a matter of urgency.   

How can you help?   We would greatly value any advice, contacts or information from you that you consider relevant as we begin this search.

•    Do you know of suitable properties that are vacant or are becoming vacant?
•    Do you know of organisations that have space available in their current location?
•    Do you know of estates, businesses, or individuals who have vacant space that might be mothballed at present but could benefit from reduced rates by having a charity on site in the short term?
•    Do you have contact with people who might know people who have access to property as detailed above, or knowledge about how to approach the property market?
•    Do you know of an individual or company that might be willing to help us with a commercial search, thereby reducing our costs?

The Search

1.    Space requirements:

We require approximately 3000sqft (270sqm), which would allow for:
•    Open plan office space for 15
•    3 self contained office/meeting rooms
•    1 larger seminar room
•    Reference & storage space
•    Reception & refreshment space
2.    Event hosting

Currently we run all our events at St Peter’s, which can accommodate upto120 for a sit down dinner or 150 theatre style.   While we are not including this 1500sqft in our space requirements, in an ideal situation it would be great to have access to a larger space like this either on site or nearby.  This could be in the form of an office conference space or a partner church venue around the corner.

3.    Lease or buy

Our Board have an open mind on this.  There are obvious benefits to buying if we are able to find a property that will allow for future growth.  At this stage we would like to keep the search broad, recognising that an ideal space may become available for purchase, but equally, a short to mid term option may allow us to move quickly with freedom to further expand before a more permanent HQ is found.

4.    Location

LICC’s base would ideally be located within a mile of the inner main line ring.
